Purchasing criteria

We intend to cover the entire German retail chains sector in all Federal German states. We are looking for properties for our retail real estate portfolio that meet the following criteria:

Localities:

Cities and municipalities throughout Germany

Types of use:

Purely retail real estate from all retail segments (food and non-food), from individual shops and specialist stores to specialist retail and local shopping centres in city and urban locations and central locations in rural catchment areas

Year of construction:

Preferably new buildings (up to 5 years), but also older existing properties if the quality of their location is suitable and they are in a good state of repair

Tenants/users:

Only retail chain companies with good credit ratings as principal or anchor tenants. Regional A/B tenants will also be accepted as rounding-off tenants. Lease term and remaining term of the anchor leasing agreements are fixed at a minimum of 5-10 years, without special rights of termination

Location:

Retail locations that match their respective uses and can also be considered to offer the prospect of sustainable development in future

Project developments:

in the form of real estate purchase agreements with an obligation to build

Investment volume:

Starting at EUR 3 million per individual property, portfolios up to approx. 200 million.
